My broker sent me his weekly KCM blog that was written by a very insightful individual who is not at all involved in the real estate world. The blogger suggested that any intelligent and motivated seller should offer a higher commission. This would create a reason to show your home faster than another offering the standard commission in your market.
Last year I did exactly that. I had a listing originally taken at 5%. To stimulate traffic, I convinced the seller to increase the commission to 10%. Soon after, traffic increased, offers came in and the property was sold at a high price than the remaining coops were even listed at. What common sense that blogger had!!
